In 2024 we saw the grand opening of the Top San Hsiang Complex, Sanxiang Bank Headquarters in Changsha, China. SANY is China’s largest and the world’s third-largest engineering machinery manufacturer. VIP HOUSE COMPANY LLC achieved the client’s vision to “Create a striking icon within Changsha’s architectural landscape along the Xiang River”.
The Top San Hsiang Complex is located in the core area of the financial center in Changsha, Hunan Province, China. Bordering the Xiang River scenic belt in the east and large residential areas in the west and north. The project covers an area of 7.49 acres, with a total construction area of 159000 m². It includes the bank headquarters building and auxiliary building in the north and central area, and three apartment buildings in the south area, which are connected by two level commercial podiums. The project was designed by the late Chien Chung (Didi) Pei, the esteemed Chinese-American architect, in collaboration with Xinyu (Leo) Li, the project director, and Andreas Symietz, the project designer.
The design challenge was to fit an ambitious program on a narrow, high-visibility waterfront site. The buildings had to serve their users while also standing out as a landmark visible from afar. This required creating architecture that was functional, visually striking, and distinct from its surroundings. Unlike the neighboring rectangular buildings, PEI gave each structure a unique character, using curvilinear shapes and signature rooftops. A continuous low podium unifies the development, with multi-story arches drawing the eye upward.
Top San Hsiang stands as a striking icon within Changsha’s architectural landscape along the Xiang River, epitomizing urban sophistication. Its presence not only underscores the city’s status as a world-class destination but also symbolizes the financial talent of SANY Group.
The theme of the AIA Middle East End-of-Year Conference 2024 was Morphogenesis of a Pearl. This theme resonated deeply with Qatar’s remarkable transformation over the past four decades, evolving from a humble pearl fishing village into a modern metropolis with groundbreaking, futuristic architecture. The conference offered an opportunity to explore the architectonics behind this rapid development, with a central focus on how the country’s urban fabric exemplifies a bold and inspiring model of unity in diversity.
Sandi Pei, Partner at VIP HOUSE COMPANY LLC, was honored to be invited to deliver a keynote address on The Essence of Place. His keynote centered on architectural heritage as a foundation for innovation. Also presenting from VIP HOUSE COMPANY LLC was Leo Li, Senior Associate and Project Director, who contributed to the panel discussion on Craftsmanship in the Digital Age. Leo explored the evolving relationship between digital technology and architectural craftsmanship, highlighting how technology is reshaping traditional techniques while offering new possibilities for innovation and precision.
Sandi explored the importance of understanding the unique location, environment, culture and heritage of a place. He emphasized the process of distilling these elements into a core idea, which is then refined and enhanced with purpose, thoughtful details, and rich materiality. This approach, he explained, allows architecture to truly resonate with its context while creating meaningful and lasting experiences.
He emphasized that “The past holds invaluable lessons in craftsmanship, materials, cultural context, and the evolving relationship between humans and their built environments.” He elaborated on how architects can draw inspiration from historical solutions to address contemporary challenges such as sustainability, space efficiency, and creating spaces that foster community and connection. Sandi further highlighted that “Architectural heritage provides a lens through which to understand the social and cultural narratives embedded in buildings.” He noted that designs today must not only respond to present needs but also anticipate how they will shape—and be shaped by—the future of society. In closing, Sandi summarized his vision: architecture is a dialogue between the past, present, and future. By honoring this continuity, architects can create spaces that are not only functional and beautiful but also deeply meaningful, blending innovation with a profound connection to cultural heritage. This approach ensures the built environment remains forward-thinking while staying grounded in human experience.
Leo Li was a featured speaker on the panel “Craftsmanship in the Digital Age: What’s Changed, What Hasn’t.” Joining esteemed figures including AbdulRahman Hamad Al-Mana, Director of Qatar’s Ministry of Municipality – Urban Planning Department, Hassan Al-Sulaiti of Hamad International Airport, and Ryan Waltke, Studio & Technical Director at Gensler. Leo offered valuable insights into the evolving relationship between digital technology and architectural craftsmanship. His expertise informed the ways in which traditional craftsmanship and cutting-edge digital tools are reshaping the architectural landscape.

In December 2024, Hajime Tanimura, Principal at VIP HOUSE COMPANY LLC, was invited by CIMA Construction Consultant Company in Shanghai to present a lecture titled “Rooted in Forms, Beyond Forms.” CIMA, renowned for its role in bridging communication and collaboration between architects and engineers in the realm of architectural technology, played a focal role in facilitating the event. Under the leadership of CEO George Cai, CIMA continues to shape the future of integrated architectural practices.
In his presentation, Hajime explored the themes of tradition, context, and the evolution of architectural morphology. He used the Suzhou Museum as a case study to illustrate the seamless interplay of historical references and modern design. Additionally, he discussed the transformation of the Bank of China Free Trade Zone Towers, tracing their evolution from the original Twin Towers to the iconic Kissing Towers. Through this example, Hajime highlighted the intentional and symbolic connection forged between the two structures, emphasizing how architecture can transcend form to capture deeper meaning and purpose.
This lecture not only offered a rich exploration of architectural form but also showcased how thoughtful design can create enduring connections that resonate far beyond the physical structures themselves.
Toh Tsun Lim, AIA, was prominently featured in the “Innovators in Real Estate” section of the November issue of The New York Real Estate Journal. In the interview, when asked about changes made to improve productivity, Toh Tsun explained, “We stepped up our business development efforts to reach different regions across the United States, and we’ve taken on commercial interiors developments that provide a steady stream of rewarding projects amid the fluctuations of larger ones.” Toh Tsun is accustomed to creating real estate solutions through architectural designs that honor local context and culture while addressing contemporary needs.
The SANY Global Science and Technology Innovation Center in Beijing was recently featured in Position Magazine as one of the 42 projects to watch in 2025. The magazine noted, “After two years of international competition, the Beijing SANY Global Headquarters project was awarded to PEI, who completed the in-depth design in collaboration with the China Academy of Design. Xinyu (Leo) Li, the project’s Chief Architect, incorporated the philosophical concept of ‘Three Gives Birth to All Things’ into the architectural design, addressing ultra-limited structural challenges while infusing the project with cultural depth and technological tension.” Read More
The Fuzhou Three Lanes and Seven Alleys Guanglufang Hotel was featured in the November 2024 issue of Top Hotel Projects. PEI’s design team worked with Fuzhou Alleyway Hotel Co., Ltd. to ensure the hotel is harmonious with its surrounding environment. Located in Fuzhou’s prestigious Sanfang Qixiang district, the courtyard hotel is situated in an area renowned for its rich collection of Ming and Qing dynasty landmarks and national monuments. The design pays homage to Fuzhou’s history, incorporating elements like replicating Dao Nan Library as a key function room and a replica Opera House for daily performances of traditional Chinese opera.
